This is a typical old Portuguese stone built house, which is situated in an elevated position above a village with beautiful views down over the Minho countryside across to the mountains of the national park. Recently completely reformed and modernised, there are 4 double bedrooms, two with ensuite bathrooms, a family bathroom and a poolside bathroom.
The lounge is bright and spacious with panoramic views over the surrounding countryside from the picture windows. The large modern fully fitted kitchen has solid wood units with granite worktops, and has built in fridge/freezer and dish washer, electric hob and oven. Throughout the house all the windows are double glazed, and it has tiled floors in the living areas and wood laminate floors in all the bedrooms. It is fully insulated and has oil fired central heating, telephone with broadband Internet, and British sky satellite and Portuguese terrestrial television. On the ground floor there is a large room with it's own fireplace which used to be used for making wine, and is currently used as a games room and storage. It could easily be converted into further accomodation.
To the side of the house are two stone outbuildings, one of which houses the washing machine and the central heating boiler and fuel tank. The other is used as an undercover barbeque preparation area and storage of the pool loungers etc. The garden is mainly lawn, with a filtered swimming pool of 7 metres by 4 metres and a private sunbathing terrace and barbecue area. There are many mature flowering shrubs and fruit trees, including apple, orange, lemon, plum and fig.
There are two sources of water, one is mains town water which is used for the house and the other is from a spring from the mountain behind which means that the garden can be watered free of charge. In the garden there is an automatic watering system that will water it all even if you are not there.
This region is very well served with airports. From the new airport at Porto (1 hour south) low cost airline Ryanair fly to London Stansted, Birmingham, Liverpool, Dublin, Paris, Madrid and many other cities in Europe. Easyjet flies to London Gatwick, and Paris.
Ryanair also flies from Santiago de Compostela (1 1/2 hours north) to the UK. In addition, there are flights from Vigo (3/4 hour north) to Stansted (Clickair) and Madrid and Barcelona.
This house is ideally suited as a very comfortable home, but would also make a great holiday home with potential for letting, having the swimming pool for the long hot summers, and thick stone walls to keep the house cool. Over the summer, many fiestas and fairs, concerts and exhibitions are held in the local towns. The winters are always pleasantly mild.
Golf is becoming an additional attraction here, with an existing 18 hole course at Ponte de Lima a twenty minute drive away, and plans passed for another 18 hole course to be built about a mile from this house, along with an equestrian centre and a five star hotel.
First time buyers of a property in Northern Portugal are given a total exemption from local property taxes for eight years (UK council tax equivalent). House buying costs (stamp duty) are quite low in Portugal, less than half the equivelent cost in Spain and this has helped to keep the housing market here active despite the credit crunch.
